Booking and Cancellation Terms

GENERAL:

The address of the chalet is Sateenkaaritie 6, 98530 Pyhätunturi, consisting of two separate apartments, A and B.

Your booking is confirmed once the reservation is made. A 50% payment is required at the time of booking, with the remaining 50% due 14 days before the reservation starts. Free cancellation is available up to 60 days before the start of the reservation. The apartment is available from 17:00 on the arrival day and must be vacated by 11:00 on the departure day, unless otherwise agreed in writing. Both apartments have a capacity of 8 guests. Please note, the chalet is located in a residential area, so the hours between 23:00-07:00 should be kept quiet.

KEY:

You will receive a message on your phone with the key code for the front door no later than the day of your booking. Please ensure that you provide the correct phone number when making the reservation.

CANCELLATION POLICY:

If the booking is cancelled less than 60 days before the rental period, the landlord has the right to withhold the rental payments.

The property owner may cancel a paid booking due to force majeure (e.g., unforeseen damage to the property such as water damage, vandalism, or fire), in which case the owner will notify the tenant as soon as possible and refund the rental price or arrange an alternative date.

If the tenants cause excessive noise or disturbances to others, the landlord has the right to terminate the agreement immediately. In this case, the apartment must be vacated immediately, and no refund will be given.

CLEANING AND LINEN:

Bed linens are provided and beds are made up for 8 guests, with towels included in the rental. Final cleaning is included, but general cleanliness must be maintained. This means:

  • Furniture is in its designated place
  • Bottles and cans are collected on the kitchen counters/in a bag
  • Towels are placed in their designated location
  • Dishes are in the dishwasher/on the counter/in the cupboard
  • The yard area is clean, and cigarette butts, snus, and bottles are disposed of

If the cleanliness does not meet these standards at the end of the rental period, the landlord reserves the right to charge additional cleaning fees of €100 per hour. If damage is caused to important areas of the property that affect the comfort of future guests, the landlord reserves the right to charge for repair costs and any delays to the next guest's stay.

If the hot tub requires cleaning, water change, or any other significant maintenance, the landlord reserves the right to charge the costs incurred. For example, if the tub is soiled by vomiting, the customer will be charged for water and filter replacement €400 and any compensation required for the next guest if the tub cannot be used.

PETS AND SMOKING:

Pets and smoking are prohibited in the chalet.

DAMAGE COMPENSATION:

The tenant is responsible for any damage to the property, furnishings, or outdoor areas during the rental period and is obligated to compensate for such damages. If the damage is due to negligence or vandalism, it will be reported to the police and additional compensation will be sought.

Access to the upper terrace from the living room is prohibited during winter, as melting snow may damage the parquet flooring. Snow boots are not allowed on the parquet.

The tenant is also responsible for compensation if the apartment is left in a very messy condition and normal cleaning time is insufficient to restore its cleanliness.

Any damage must be immediately reported to the landlord.

Smoking is prohibited indoors. If this rule is violated, a ventilation fee of €400 will be charged. If the odor persists after ventilation, the landlord will charge €150/hour plus any necessary materials or procedures to make the chalet odor-free.

FORCE MAJEURE:

In the event of a force majeure, the landlord is not obligated to compensate for any sudden changes to the property or damages. The landlord has the right to cancel the reservation if a force majeure occurs.

DISPUTE RESOLUTION:

If an agreement cannot be reached through negotiation, the matter will be settled at the Helsinki District Court.

NOTIFICATIONS:

Any damages or issues with the apartment must be reported immediately to the landlord.
